Binghatti launched eight projects in the first half of 2026. It has registered 16 with the Dubai Land Department so far this year, promising 13,363 homes. More are coming. Some of what is being marketed as “upcoming” has a price, a payment plan and a tower. Some of it is only a name.
This piece separates the two. If you are being offered a Binghatti launch this month, it tells you what is on record, what is not, and what to ask for before any money moves.
The scale first
Binghatti Holding reported H1 2026 sales of AED 9,592 million and revenue of AED 9,498 million, up 50% on the year. It delivered about 1,700 homes in the half and reported a development backlog of AED 44.2 billion.
Our own read of the Land Department project register puts Binghatti first in Dubai’s 2026 launch cohort by homes. 16 projects, 13,363 homes, AED 8,795,404,394 of registered project value. That gap is not a quality score. It tells you Binghatti builds volume, mostly studios and one bedrooms, at price points well below Emaar. The launches below follow that pattern, with one exception.

Binghatti City: the launch is not over
The Mercedes-Benz city was launched in January. It is 12 towers in Nad Al Sheba, and Binghatti is selling it one tower at a time. That is why you keep seeing “new” names. Each one is a tower inside the same masterplan, not a separate project.

One warning. The payment plans do not match across sources. Binghatti’s own city page shows 20% down, 50% during construction and 30% on completion. One portal listing for the Maybach tower shows 20%, 20% and 60%. Those are very different commitments. A 60% final payment means you either have the cash at handover or you need a mortgage approved on a building that does not exist yet. Get the plan written into your Sale and Purchase Agreement. Do not rely on a brochure or a portal.

Tilal Binghatti: the exception
Tilal is Binghatti’s first villa community. It is a 10 million sq ft masterplan in Al Rowaiyah, beside Academic City, and launched in May 2026. Four bedroom townhouses start at AED 4,200,000. The listed plan is 10% down, 50% during construction and 40% at handover, with completion shown for the end of 2029.
The larger 5 and 6 bedroom villas already show as sold out on portal listings. New phases are being released under names like Dunes. Handover dates quoted by brokers for those phases run from 2028 to 2029. That spread matters. Check the date in the contract, not the one in the WhatsApp message. See our Tilal Binghatti page.
Skyflame 2 is not a new project
Binghatti Skyflame in Majan is a two tower development. Tower 2 went on sale in February 2026 and is marketed as Skyflame 2. It has 22 residential floors. Studios run 401 to 407 sq ft from AED 595,000, and 1 bedrooms start around AED 1.1 million. Completion is set for the end of 2027. Same masterplan, same amenities, second release. Binghatti Haze: a name, not a launch
Haze is being marketed by brokers as a Jumeirah Village Circle tower with studios to 3 bedrooms. One agency quoted a start price of AED 553,495 in March. Binghatti’s own property search shows zero units for it. There is no published payment plan and no handover date.
That does not mean it will not launch. It means you cannot yet check it. If someone asks you for an expression of interest deposit on Haze, ask three questions first. Is the project registered with the Land Department? What is the escrow account number? Will the payment be made to that escrow account? If any answer is “not yet”, your money is not protected by the off-plan rules yet either.
What else is moving
Bloomberg reported on 1 September that Binghatti is in talks on a multibillion dollar agreement. The terms have not been made public. We will not guess at them. If it is signed and it changes what is launched, we will update this page.
Before you pay for any off-plan launch
- Ask for the Land Department project number and check it is registered.
- Pay only into the project escrow account. Never into a personal or agency account.
- Confirm the unit will be registered on Oqood after your first payment.
- Read the handover date in the Sale and Purchase Agreement. Brochure dates are not binding.
- Read the resale clause. Many developers require a minimum paid percentage before you can assign the unit.
- Match the payment plan in the contract to the one you were sold.
