A completed building in the central business district
That combination is the whole point of this project. Al Maryah Island is Abu Dhabi’s financial centre. It holds Abu Dhabi Global Market, the emirate’s international free zone with its own common law courts, along with Galleria Al Maryah Island, Cleveland Clinic Abu Dhabi, the Four Seasons and Rosewood hotels.
All of that is built and trading. Al Maryah Vista 1 is built and occupied. There is no delivery risk here and no waiting for the district to mature. Both sides of the equation are finished.
Entry at AED 500,000 in a central business district is unusual in any Gulf city.
Where Al Maryah Vista 1 sits
Travel times published by the developer:
- Abu Dhabi Mall, 5 minutes
- Beach Rotana Hotel, 5 minutes
- Al Reem Island, 5 minutes
- Rosewood Abu Dhabi, 10 minutes
- Four Seasons Hotel, 10 minutes
What you can buy at Al Maryah Vista 1
- Studios at the entry price, aimed at the ADGM and Cleveland Clinic working population
- 1 and 2 bedroom apartments, the core of the 772 unit stack
- 3 bedroom apartments for families who want a central address
- Penthouses on the top floors, the scarce stock in the building
In a development of this size the penthouses are the units that behave differently on resale. There are very few of them and nothing else on the island directly replaces them.
Prices and the entry point
Entry is AED 500,000 for a completed, handed over home on Al Maryah Island.
We do not publish a price per square foot here. The developer does not release a unit size band we can verify against registered sales. On enquiry we send the live availability sheet with the exact size, floor and price for each unit still held, and because the building is finished we can also show you the actual service charge rather than a projection.
Amenities
- Swimming pool
- Kids swimming pool
- Gymnasium
- Landscaped gardens
- Retail areas within the development
- Covered parking
- Six large lifts
Six lifts across 772 apartments is a detail worth noting. Lift ratio is one of the few build decisions a resident feels every single day, and it is not something you can fix later.
Completed and delivered
Al Maryah Vista 1 is 100 percent complete and occupied.
That changes what the purchase actually is. You inspect the unit, check the finish, see the real outlook and check the service charge against the running building. You can speak to people already living there. None of that is available to an off plan buyer.
For an investor, rent starts at handover of keys rather than at the end of a build cycle.
Who Al Maryah Vista 1 suits
Yield investors buying a working tenant base. ADGM, Cleveland Clinic and the island’s hotels employ thousands of people who want to live close to work.
First time buyers who want central. AED 500,000 is a low entry for the address.
Buyers who will not buy from a drawing. Completed stock is the honest answer for that buyer.
It suits you less if you want a long payment plan. Completed inventory sells on shorter terms than a launch.
Abu Dhabi purchase costs
Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price, against 4 percent in Dubai. On a AED 500,000 home that is AED 10,000 rather than AED 20,000.
Al Maryah Island is a designated investment zone, so all nationalities can own freehold here.

What Abu Dhabi actually registered
In the first half of 2026, Al Maryah Island recorded AED 10.5 billion in residential sales, level with Al Reem Island on value from a far smaller base. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
Where this comes from, and what it does not yet tell you. Every figure on this page is from the Abu Dhabi Real Estate Market Report H1 2026, published by ADREC on 18 August 2026. It is district level and half yearly, so it is not the unit level record we publish for Dubai communities. We have applied for direct ADREC data access and will publish Abu Dhabi at the same depth as Dubai once it is granted. We would rather tell you the limit of what we know than dress a half year figure up as something finer.
