Where it actually is, because this gets misreported
This project is in Nad Al Sheba, Meydan. Gulf Land’s own website gives the address as Meydan, Dubai, and the launch was announced as a Meydan project.
We are being specific because Tonino Lamborghini Residences is frequently listed under Mohammed Bin Rashid City, which is the adjacent district, not this one. If you are comparing listings and the location fields do not match, that is why.
Travel times Gulf Land publishes:
- The Dubai Mall, 10 minutes
- Ras Al Khor Wildlife Sanctuary, 10 minutes
- Meydan One Mall, 10 minutes
- Dubai Water Canal, 12 minutes
Distances to the wider city, also from the developer:
- Downtown Dubai, 13 km
- Dubai Creek Harbour, 16 km
- Dubai International Airport, 23 km
- Palm Jumeirah, 25 km
- Dubai Marina, 26 km
Access is via Ras Al Khor Road and the Dubai to Al Ain Road. Gulf Land is candid that while public transport exists in Meydan, this is a district where residents drive. That is worth knowing before you buy.
What the Tonino Lamborghini partnership covers
Tonino Lamborghini is an Italian luxury design and lifestyle brand founded by Tonino Lamborghini, son of the Lamborghini car company’s founder. It is a separate business from the carmaker, and that distinction matters when you are paying a branding premium.
What the brand contributes here is specific and stated by the developer: interiors, materials, fittings and kitchens are designed by Tonino Lamborghini’s own design studios. Tonino Lamborghini himself framed it as bringing Italian materials and design into the project.
That is a real specification licence rather than a name on a facade, and it is more concrete than most branded residence arrangements in this market. It is not, however, a Lamborghini car association, and any agent implying otherwise is selling you something that is not there.
Four buildings, two heights
The development is two towers of 12 floors and two of 6, linked by a shared podium, with two parking levels under each building.
For a buyer that has a practical consequence most listings skip. A 12 floor building and a 6 floor building in the same complex do not offer the same outlook, and the low rise buildings will look at the taller ones from certain orientations. Ask which building and which floor you are being quoted, and what that specific unit faces. In a four building complex on a shared podium, that single fact drives more of the value than the floor plan does.
Amenities
- Swimming pool
- Branded fitness centre
- Luxurious spa
- Padel court
- Outdoor cinema
- Jogging track
- Kids play area
- Green park
- Shopping and retail
- Supermarket
- Covered parking
A supermarket and retail inside the complex is the one to weigh. Nad Al Sheba is a low density district where daily needs otherwise mean a drive, so on site retail changes how the place actually functions rather than just how it reads.
The padel court and outdoor cinema are the differentiators against competing Meydan stock. Padel is the fastest growing participation sport in the UAE and courts inside a residential complex remain uncommon.
Prices, payment plan and handover
Gulf Land does not publish prices, a payment plan or a handover date for this project on its own website.
There are figures circulating on third party listing sites, and some of them conflict with each other. One widely shared marketing site even names a different developer entirely. We are not going to repeat any of it.
On enquiry we obtain the current price list, the payment schedule and the handover date in writing from Gulf Land, and we send them to you before you commit anything. Alongside that we give you registered Dubai Land Department transactions for Nad Al Sheba and Meydan, so you can judge the asking price against what has actually sold rather than against a brochure.
Nad Al Sheba and Meydan as an investment location
Meydan sits between Downtown Dubai and the Ras Al Khor wetlands, built around the Meydan Racecourse. Nad Al Sheba is the low density residential side of it.
The reason to pay attention to this district right now is what is being built around it. Binghatti and Mercedes-Benz are developing a 12 tower masterplan on more than 10 million square feet in Nad Al Sheba, with an AED 30 billion investment value. That level of capital arriving in one district tends to lift everything near it, and it is the strongest argument for buying in Nad Al Sheba ahead of the curve rather than after it.
Against that, Meydan is car dependent and thirteen kilometres from Downtown. Weigh both.
Who this suits
Buyers who want branded Italian design at Meydan pricing. The specification licence here is more substantive than most.
Buyers positioning ahead of the Nad Al Sheba build out. Significant capital is arriving in this district.
Families. One to four bedrooms with on site retail, a supermarket, a green park and a kids play area.
It suits you less if you want a published payment plan you can plan around today, or if you need a walkable, transport connected district. Neither is available here yet.
Dubai purchase costs
The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. There is no annual property tax. If the purchase exceeds AED 2 million it qualifies for the ten year renewable Golden Visa, and we confirm that position in writing on the specific unit.
Meydan is a designated freehold area, so all nationalities can own outright.
