The design pairing. Why this one is different.
Most branded towers in the Gulf are sold on the brand. This one has a second story under the brand and almost nobody has written it up.
The architecture is by Shaun Killa, the founder and design director of Killa Design. His studio is behind some of the most recognised modern buildings in the UAE and his work is known for structure that reads as sculpture rather than as a box with a skin. The exterior render the developer has published shows exactly that: a tower that steps and curves along the canal edge rather than rising as a flat slab.
The interiors are by Tara Bernerd and Partners. Tara Bernerd founded the studio in 2002 and has built a portfolio of hotels, spas, restaurants and residences across Osaka, New York, Paris and Milan. Her work is defined by rich materiality and a quiet, layered palette rather than gloss. This is her studio’s first project in the Middle East. For a buyer that matters in one practical way: the interiors will not look like the last ten branded towers you have walked through.
Put those two names together with a Ritz-Carlton service layer and you have a tower that will be judged on design in ten years, not only on the badge above the door.

The homes
The developer has confirmed 165 private homes across one, two, three and four bedroom residences, with duplex layouts in the two, three and four bedroom categories and a single signature penthouse at the top of the collection. Unit sizes and floor plans have not been published.
One penthouse in a 165 home building is the scarcest line in the whole project. If that is the residence you want, say so now. Allocations at that level are usually decided before the public price list exists.
Amenities
The tower rises from a landscaped podium with family areas and resort style spaces. The developer lists the following.

Al Maryah Island. The address, properly explained.
Al Maryah Island is Abu Dhabi’s financial district. It is the home of Abu Dhabi Global Market, the international financial centre with its own common law courts and regulator, and it is where the capital’s banks, funds and professional firms have concentrated over the last decade. It is a small island, which is the point. Everything is a short walk.

From the tower, the developer quotes Cleveland Clinic Abu Dhabi at one minute, Abu Dhabi Global Market at one minute, The Galleria Al Maryah Island at one minute, Saadiyat Cultural District at seven minutes, NYU Abu Dhabi at eight minutes and Zayed International Airport at 25 minutes. The Galleria is the capital’s luxury retail and dining address. Cleveland Clinic Abu Dhabi is next door, which is a genuine reason some buyers choose this island over Saadiyat or Reem.
For a buyer the island reads like this. If you want beach, Saadiyat Island is a seven minute drive. If you want to be where the money and the restaurants are, you are already there. The tower sits on the canal side of the island with water on one side and the financial district on the other.

What Abu Dhabi actually registered
In the first half of 2026, Al Maryah Island recorded AED 10.5 billion in residential sales, level with Al Reem Island on value from a far smaller base. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
