An 8 million square foot freehold community by Sobha Realty on the Dubai Creek edge of Mohammed Bin Rashid City, roughly 3 km from Burj Khalifa. Two international schools sit inside it. First residents moved in during 2019 and it is still being built.

Living in Sobha Hartland
Sobha Hartland sits in Nad Al Sheba inside Mohammed Bin Rashid City, on the Dubai Creek and canal edge, next to the Ras Al Khor Wildlife Sanctuary and near Meydan Racecourse. Around 30 percent of the land is open space, including a 22 hectare green belt and a 1.8 km waterfront boardwalk.
The community is unusual for one reason above all. Sobha Realty is master developer, main contractor and finisher. That vertical integration is the company stated reason for its delivery record, and it also means pricing, build quality and resale comparables all rest on one balance sheet.
First handovers were in February 2019, at Hartland Greens buildings 1 and 4. The community was reported in July 2021 as being scheduled for completion in 2025. As of March 2026 Crest Grande, at 985 units, was only then receiving its Building Completion Certificate. If you buy here, expect construction alongside you for some time yet.
Getting around
- Downtown Dubai and DIFC roughly 10 minutes, per Bayut editorial estimate.
- Dubai Marina and DXB airport within 30 minutes, a Sobha Realty marketing claim. Bayut estimates DXB at around 20 minutes.
- Main roads Ras Al Khor Road E44 and Al Ain Road E66, with Al Khail Road and Oud Metha Road as alternatives.
- Metro there is no station inside the community. You will need a car.
No independently measured drive times exist for this community. Everything in circulation is either a developer claim or a portal estimate, and we have labelled which is which.
Schools and families
This is the strongest reason people choose Sobha Hartland, and it is verifiable rather than marketing.

Nurseries in and around the community include Odyssey and Blossom. There is no hospital inside the community. Nearest facilities are Nad Al Sheba Health Centre, Emirates Hospital Clinics, Latifa Hospital and Medcare Al Safa.
Shopping, dining and lifestyle
Retail has been the weak point and is only now being addressed. Sobha announced Sobha Mall on 3 July 2026, an AED 210 million project of roughly 339,000 sq ft built up area with about 115,000 sq ft of leasable space, 35 shops and food outlets, a supermarket and a gym, targeted for completion in the second half of 2026.
That is seven years after the first residents arrived, and the finished mall is modest. Until it opens, grocery shopping runs through Gala Supermarket, Choithrams, Geant Express and Spinneys. The community itself offers a 1.8 km boardwalk, gyms, pools, tennis courts, cycling and walking tracks and parks.
The investor view

Read the rent line carefully. Registered apartment rents fell 14 percent over twelve months. Any yield quoted to you is calculated on a falling rent base. Registered rents by size were roughly AED 68,577 studio, AED 90,744 one bedroom, AED 143,015 two bedroom and AED 198,693 three bedroom.
Property types and buildings
Apartments from studio to six bedroom, penthouses, duplexes, townhouses and garden houses, villas of four to six bedrooms, and residential plots. Twenty six custom villa plots of 5,000 to 8,700 sq ft were released in 2020.
Sub developments include Hartland Greens, Creek Vistas, Creek Vistas Reserve, Gardenia Villas, Garden Houses, One Park Avenue, Forest Villas, Hartland Estates, The Crest, Crest Grande and the Waves towers.
Do not confuse this with Sobha Hartland II. That is a separate master development, launched November 2022, registered in Bukadra rather than Nad Al Sheba, built around a central lagoon, with its own projects including Riverside Crescent, Skyscape, Skyvue and Sobha Estates. They are different communities with different pricing and different handover dates.
What the developer does not tell you
Three things worth knowing before you commit.
Registered rents are falling. Down 14 percent in twelve months on DLD contract data, with asking rents down 10 percent over six months. The yield headline and the rent reality are moving in opposite directions.
Delivery has slipped against the original schedule. Completion was reported in 2021 as scheduled for 2025. Sobha Realty still lists Hartland in its 2026 handover programme, targeting 6,819 units across all its Dubai communities that year.
Everything depends on one company. Sobha builds, contracts, finishes and manages. That has delivered results, but it also means you have no second opinion on quality and no independent comparable inside the community.

It depends on what you want from it. Portal calculated gross yields sit between 5.94 and 6.29 percent, but registered apartment rents fell 14 percent over the last twelve months and registered sale prices fell 4 percent on Bayut DLD data while Property Finder shows them up 10.61 percent. The two largest portals disagree on direction. As an end user community with two international schools inside it, the case is much clearer than the investment case.
How much does an apartment in Sobha Hartland cost?
Property Finder puts the community at about AED 2,118 per square foot. Registered transactions on Bayut average AED 2,316,802 across 1,627 sales. Advertised asking prices average roughly AED 1.1m for a studio, AED 2.2m for a one bedroom, AED 2.6m for a two bedroom and AED 4.1m for a three bedroom.
What rent can I get in Sobha Hartland?

Which schools are in Sobha Hartland?
