Sold out does not mean unavailable
Binghatti has no inventory left in this building. That is what sold out means, and we are not going to pretend otherwise or take an enquiry we cannot fulfil.
What is available is resale. 365 apartments are owned by individual investors and end users, and a share of them come to market every year. Cresco handles those transactions, and in a completed building the resale route is often the better one anyway.
Here is why. On a resale you inspect the actual apartment before you commit. You see the real view from that specific floor, the real finish, the real service charge on a running building, and you can speak to residents about how the tower is actually managed. None of that exists on an off plan purchase, where you are buying a drawing and a promise.
Tell us the size and budget you want and we will tell you what is genuinely on the market in this building this week, at what price, and what comparable units have actually registered at with the Dubai Land Department.
No studios, which is why it holds value
Heights runs from one bedroom to three. There is no studio anywhere in the 365 units.
In Jumeirah Village Circle that is a meaningful structural advantage. JVC carries the heaviest studio supply in Dubai and new studio stock keeps arriving. A building of one to three bedroom homes is not competing in that market at all, on either rent or resale.
The three bedrooms at the top of the size range, around 1,600 square feet, are the scarcest units here and the ones worth asking about first.
Thirty six storeys in a mid rise district
JVC is largely built between four and twenty floors. At 36 storeys, Heights sits well above most of its surroundings.
In a low rise district, height gives you an outlook that neighbouring plots cannot take away, and that is a durable advantage rather than a temporary one. Floor level is the single largest price driver between two otherwise identical apartments in this building, and on a resale you can stand in the room and judge it yourself.
Where Binghatti Heights sits
Travel times Binghatti publishes:
- Dubai Hills Mall, 10 minutes
- Mall of the Emirates, 19 minutes
- The Dubai Mall and Burj Khalifa, 20 minutes
- Dubai International Airport, 22 minutes
- Palm Jumeirah, 25 minutes
JVC has the deepest mid market rental demand in Dubai, with Circle Mall, schools and nurseries inside the community. For a landlord that means short void periods. The trade is heavy competing supply, which is exactly what the absence of studios in this building protects you from.
Amenities
- Swimming pool
- Fitness centre
- Sports court
- Jogging track
- Restaurants
- Recreational spaces
Because the building is complete and occupied, you can see all of this in use before you buy rather than taking it from a render. Ask us to show you the pool and gym at 7pm on a weekday, which is when the ratio of facilities to residents actually shows.
Who this building suits
Buyers who will not commit to a drawing. Everything here is finished and inspectable.
Yield investors who want a real number. In a running building you can underwrite an achieved rent and a known service charge, not a projection.
Families. One to three bedrooms with a sports court and a jogging track, in a community with schools.
It suits you less if you want a developer payment plan. Resale is a different transaction, usually cash or mortgage rather than instalments, and we will set that out clearly before you go further.
Dubai purchase costs on a resale
The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. On a resale you should also budget for the agency fee and, if the seller has a mortgage, the settlement process. There is no annual property tax.
Jumeirah Village Circle is a designated freehold area, so all nationalities can own outright.

Mortgages and gift transfers are excluded because they are not arms length sales. Sizes are converted from square metres at 10.7639 sq ft per sq m. The entry price shown for this project is our advertised starting price and is not a registered transaction. Community figures are medians across every project in the community, not this project alone. We do not publish a price per square foot for this project because advertised size ranges are not a reliable basis for that calculation.
What actually transacted in Jumeirah Village Circle
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Jumeirah Village Circle recorded 31,652 registered rental contracts and 4,615 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 93 per sqft against a ready sale price of AED 1,319 per sqft. That is a gross yield of 7.1% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Jumeirah Village Circle moved +5.7 against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -6.3%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 8,583 | 49,550 | 112 | +5.9 |
| 1 bedroom | 17,401 | 70,459 | 88 | +6.1 |
| 2 bedroom | 5,090 | 101,041 | 81 | +5.6 |
| 3 bedroom | 555 | 138,833 | 78 | +7.1 |
| All apartments | 31,652 | 70,974 | 93 | +5.7 |
