A 3.19 million square foot waterfront district on Sharjah Al Khan and Al Mamzar shoreline, built by a joint venture between the Sharjah government investment arm Shurooq and Eagle Hills. 3,083 units, 99 percent sold, 1,278 delivered as of December 2025, with the balance running to 2028.

What Maryam Island is
Maryam Island occupies roughly 459,000 square metres of Sharjah shoreline spanning the Al Khan and Al Mamzar districts, on the Al Khan lagoon and Arabian Gulf frontage in downtown Sharjah. Landmarks around it include Expo Centre Sharjah, Al Khan Beach, Al Mamzar Beach Park and Al Majaz Waterfront.
The master plan pairs mid rise residential blocks with a 900 metre waterfront promenade, a souq, retail and food and beverage, offices, wellness facilities and four and five star hotels. The 2017 announcement specified 1,890 freehold residences and 602 hotel rooms. The built out programme has since grown to 3,083 residential units.
The counterparty is worth noting. This is a 50 50 joint venture between Shurooq, the Sharjah Investment and Development Authority, and Eagle Hills, with master planning by SSH. A government investment arm on the other side of the table is a meaningful difference from a purely private developer.
Named phases include Maryam Beach Residence, Cyan, Azure, Sapphire, Indigo, Shams, Nada, Anbar, Layla and GEM, with Jawaher, Crystal, Aysha and Mesk Residences under construction as of December 2025.
Getting around
- Expo Centre Sharjah around 3 minutes. Al Majaz Waterfront around 12 minutes. Al Noor Island around 14 minutes. Al Mamzar Beach Park around 16 minutes.
- Sharjah International Airport around 25 minutes. University of Sharjah around 30 minutes.

All of these are Bayut portal estimates, not official or independently measured figures. We would treat the under 20 minutes to Dubai claim with real scepticism, because it does not reflect Al Khan and Al Taawun peak hour border queues. Drive it yourself at the time you would actually travel before you rely on it.
Ownership: the same question as everywhere in Sharjah
Maryam Island has been marketed and reported as freehold since the 2017 launch, which described 1,890 freehold residences.
The legal basis is the Sharjah Executive Council decision of 1 November 2022 under Sharjah Law No. 2 of 2022, allowing all nationalities to own without time limit in designated development projects.
The caveat is identical to every Sharjah project. The UAE federal government portal still frames Sharjah foreign ownership as usufruct up to 100 years. Verify the tenure written on the specific title deed with the Sharjah Real Estate Registration Department before you commit funds. This is a five minute question that protects a seven figure decision.
The investor view
Maryam Island specific price, rent, yield and service charge figures are not published. What exists is district level Al Khan data from advertised listings, plus two partial datapoints from Shurooq itself.

The 3.88 percent district return is among the weaker figures in Sharjah. Combine that with 99 percent sold, meaning new buyers enter through resale at post appreciation pricing, and the income case is difficult. The end user case is a different conversation.
Who it suits
End users who want beachfront living at a fraction of Dubai waterfront pricing. Sharjah based professionals and families. Buyers who place weight on a government backed joint venture as counterparty.
Holiday home use is plausible given the beach and promenade, but constrained by Sharjah alcohol restrictions and by the fact that no leisure anchor is yet operating.
Yield investors should look hard at the 3.88 percent district figure before proceeding.
What the developer does not tell you
A six year overrun, now stretching toward nine. Gulf News reported in 2017 that Maryam Island was expected to complete in the fourth quarter of 2019. As of December 2025, 1,278 of 3,083 units had been delivered, with the balance phased through 2028.
The hotels that justify the premium are not open and have no named operator. The 602 hotel rooms across four and five star properties announced in 2017 have no confirmed operator and no confirmed opening date in any credible source we could find. Buyers are paying a waterfront destination premium for a destination still under construction.
Almost no primary supply remains. At 99 percent sold, you are buying resale, after Shurooq reported a 15 percent per square foot rise in the first half of 2025, into a district where advertised data puts apartment return at 3.88 percent.
