Between 31 August and 12 October 2026 the Dubai Land Department registered 307 apartment sales in Arjan at a median AED 990,000, or AED 1,516 per sq ft. 187 of them, 61%, were off plan.

By bedroom: 134 studios sold at a median AED 704,272 (AED 1,602 per sq ft). 115 one bedroom flats sold at AED 1,188,777 (AED 1,535 per sq ft). 47 two bedroom flats sold at AED 1,515,000 (AED 1,348 per sq ft). 10 three bedroom flats sold at AED 2,212,500 (AED 1,240 per sq ft).

Anyone can tell you a community is popular. Here is what was actually filed with the Dubai Land Department in Arjan over the last twelve months.

15,374 rental contracts registered, at an average of AED 66,541 a year, which is AED 88 per square foot. On the sale side, 1,392 ready homes changed hands at an average of AED 938,000, or AED 1,368 per square foot.

That puts the gross yield on ready stock in Arjan at 6.4%. We divide registered rent by ready sale price, never by an off plan launch price, because you cannot rent a home that has not been handed over.
